Energy Efficiency in Roofing
Energy costs have dramatically increased over the past decade due to economic growth outside the United States. The worldwide demand and higher costs for energy have made energy efficient building design and construction very important. Our staff can design energy conserving roofing systems as well as energy producing systems by incorporating the following:
- Increased R-Value through roof insulation
- Cool roof systems
- Vegetative roof systems
- Natural lighting such as skylights
- Photovoltaic (PV) or solar roof panels
Increasing the thermal efficiency of a commercial building can be achieved by increasing the R-Value of the insulation beneath the roof membrane. Most roofing projects are bid with the minimum R-Value required by code. Over the course of time it will usually be more economical to increase the R-Value of the roof by installing a product like polyisocyanurate (polyiso insulation). Energy efficiency is increased by installing two or more layers of polyiso insulation boards (with the joints of the base layer and top layer staggered). This type of installation technique reduces heat loss at the gaps of the insulation boards.
The roof surface temperature of a built up roof system can reach as high as 180 degrees F in the summer, causing an increased load on the building's cooling system. Cool roof systems possess both high reflectivity and high emissivity. These properties make the temperature on the surface of the roof 60 to 80 degrees F less, reducing cooling costs. Examples of cool roof systems are TPO single ply membranes, PVC single ply membranes, standing seam metal, roof coatings, and ballasted roofs.
Vegetative roof systems (sometimes called Green Roofs) help reduce energy consumption year round. The added layers of soil and vegetation keep heat inside the building in the winter and prevent solar radiation from entering the building in the summer. The soil depth can be designed from a couple of inches to a few feet.
Natural light can enter the building through the use of skylights. Skylights can be strategically integrated into a roof system in a manner that can reduce the need for electric light. Heat loss can also be reduced by replacing old skylights with new, more efficient models.
Photovoltaic or PV technology can turn unused rooftop space into an area that generates electricity. RIPV or Roof Integrated Photovoltaic systems can be attached or adhered to conventional roofing membranes such as TPO or PVC.
Government Initiatives and Tax Incentives

The federal government enacted the Energy Policy act of 2005 to reduce energy use in commercial buildings. Our staff can assist in the design of a roofing system that will provide tax credits to a building owner up to $1.80 per sq foot. To qualify for the tax credit, building energy software must project a 50% reduction in energy use (from the ASHRAE 90.1 2001 standard). A $0.60 per sq foot tax credit is available if the energy consumption is projected to be reduced by 20%.
